Whether its your first time renting or you have previous experience, it can be stressful and many people dread the idea of having to go through the process of securing a rented property.
We are here to minimise the headache and make the process as easy and transparent as possible. Below you will find a step by step guide to renting through Uniek.
Guide to moving in:
Viewing:
You will be able to contact our office via email or telephone between 9:30am and 6:00pm to organise a viewing or just to enquire about any available properties.
Viewings will take place between 9:30am and 6:00pm Monday to Friday. Available to meet prospective tenants at selected properties or at the Office what their preference.
Viewings are also available on weekends by advanced appointment only. We understand that viewings during the day can be tricky if you are working full time. Another bonus is that we provide flexible viewing times either side of the usual slots available between 10.00am – 6.00pm.
The hardest part is now over. Once you have found the property that suits your needs we then move on to the next steps of securing the property and organising the paperwork.
Application forms:
You will then visit our office in order to fill out a basic application form with some basic details about yourself and your employment details.
Following on from that you will then be sent out an email with further information and documents which will be vital in order for the contract to be completed smoothly and efficiently.
A holding fee of £100.00 will be payable upon signing the application form which will be deducted from your remaining deposit amount payable once the tenancy agreement has been completed. THIS IS NOT AN AGENCY FEE. This simply is used to reserve the property.
An email will then be sent out to all tenants regarding further information we required on the date of contract signing. The email will include tenancy agreement, Guarantor form, bank details for deposit payments and other referencing checks we require to be completed.
Contract signing
The contract signing will take place within 14 days of an application being completed and holding fee paid. All outstanding funds such as deposit must be paid in full by this date.
The contract signing will take place in the office with all tenants present. If all documents have been ticked off and handed in this procedure should take no time at all.
After this, the boring stuff is complete, and you can look forward to collecting keys!!
Key Collection
Nearing your tenancy start date an email will be sent out asking you to confirm when you would like to collect your keys.
On the day you collect your keys you will visit our office in order for us to get a quick signature to confirm you’ve collected your keys for the upcoming year.
Inventory
When moving into your new property you will be sent out an inventory report.
This will be a detailed description of the properties current state and furnishings. You will be able to add any comments on there to ensure both parties are happy moving forward. This will help distinguish between any damages/defects that may have been there when you moved in.
Deposit protection
Once you have paid your deposit the money will be held in a government backed tenancy deposit scheme. This should be done within 30 days of receipt of deposit payment.
Setting up + Paying bills
If the property is managed by Uniek then we will contact the utility companies and provide them with the relevant details needed to set up your account. We strongly advise contacting the utility provides with up to date meter readings on the day of key collection to prevent any estimated bills being produced. There is no harm in double checking!
Another bill you should remember to keep on top of if you are using a television will be a TV license. This can be paid monthly and will apply for the entire household.
